Rezoning, Specific Plan (SP) or Board of Zoning Appeals Relief: Nashville restaurant guide

Metro Planning / Planning Commission / Metro Council / Board of Zoning Appeals

What it is

If the zoning examiner finds the restaurant use, or a bar/nightclub use, isn't allowed or doesn't meet parking or other standards, you need a rezoning or SP (Planning Commission + Council) or a variance/special exception (BZA).

When a restaurant needs it

Only when your intended use is not permitted, or can't meet zoning standards, at the address.

How to apply

Start with Metro Planning (rezoning/SP) or the Zoning Division's BZA staff (variances and special exceptions). Filing is usually done by a land-use attorney or planner.
