Zoning Verification Letter (ZVL): Miami restaurant guide
City of Miami — Office of Zoning
What it is
A written City letter stating a property's zoning designation, CU history and (on request) setbacks or non-conformities. It is useful due diligence before signing a lease.
When a restaurant needs it
Optional but recommended before signing a lease, especially for change of use or alcohol plans.
How to apply
Apply through the iBuild ZVL application, choose the letter contents, upload support documents and pay per folio.
Documents you’ll need
- Property address / folio
- Survey (for subdivision or setback items)
- Tax cards and plans (for setbacks or non-conformities)
Good to know
At 20 business days it can take longer than a typical letter-of-intent window, so order it early or negotiate a zoning contingency.
