Trade Sub-Permits (Electrical, Plumbing, Mechanical, Gas): Miami restaurant guide
City of Miami — Building Department
What it is
Separate permits for each trade's work under the master permit, each with its own inspections.
When a restaurant needs it
Whenever the build-out includes electrical, plumbing, HVAC/hood ductwork or gas work.
How to apply
Once the master permit is approved, add each licensed subcontractor in iBuild, then download, sign, notarize and email the sub-permit application.
Documents you’ll need
- Master permit number
- Contractor qualifier number
- Notarized sub-permit application
Fee
Varies — see City of Miami Building Permit Fee Schedule.
Processing time
Varies; issued after the master permit is approved.
Renewal
One-time.
Who files
Each sub-permit is applied for by the licensed subcontractor qualified in the City of Miami.
Good to know
No sub-permit can be issued until the master permit is approved, so a slow master review delays every trade.
